History in the making

Working with character homes requires just that: a strength of character that recognises what it takes to do good by these classical centenarians.

When the owners of this two-storey beauty, designed in 1928, commissioned heritage architects Salmond Reed for a modern extension containing a new kitchen and living zone, they needed a builder who could breathe authenticity into the update. BJ Craig of Craig Homes Development was their man.

Set on a prestigious street lined with elms, where interwar planning rules dictated a set-back from the road and no front fencing, this Palmerston North house features half-timbered gables, stucco cladding and red-brick detail. Inside, a striking timber staircase in the lobby, matai flooring and leadlight windows speak of pure craftsmanship.

Supplies for the extension to the rear of the house were all brought in through the garage. “We took off the roller doors and reduced the size of the materials,” explains BJ. This meant no large, pre-assembled parts, including the structural steel; they even took the roof off the diggers to make them short enough to fit through the building.

Surprisingly, the owners remained in situ for the job. “The first week in, our old kitchen was ripped out, but BJ designed a makeshift one in the storeroom to keep us going,” explains Liz Easton.

The new 35sqm kitchen, dining and living area is filled with light through banks of bi-fold sliders that connect to a deep deck, lawn and pool. Forest-green cabinetry and brass tapware are resplendent beneath a ceiling that has been pushed up to three metres above the island. “In the dining zone, we had to develop bulkheads to hide the structural steel required to support the roof and floor above,” says BJ. Flooring rescued from a house demolition in the same street integrates seamlessly.

The nine-month project also involved replacing the concrete-tile roof with robust, long-run iron. “Each tile had to be lifted by hand,” explains BJ. “We also had to cut back the framing and wall cladding and put in new flashings, then replaster the edges against the roofline.” A scaffolding system was installed, and 6.5 tonnes of tiles were walked off site, so as not to damage the driveway.

For the owners, their faith in BJ to celebrate the history of their home was well-founded. “He had the best crew, including the local sub trades, and was an amazing project manager, who kept us well informed,” says Liz. “He was also so careful with the logistics of how you work within the space. He treated the house as if it was his own.”

Grand, gracious and grounded for modern living, this special property is now well set up for the next 100 years.
