Granny Flats now eligible for Halo Guarantee 

There’s now more flexibility in the types of projects you can support with Halo. 

The Halo Board has approved an extension to include unconsented minor dwellings; granny flats up to 70sqm. This means eligible NZCB members can now apply for Halo cover on these builds, effective immediately.

What this means for you 

If you’re working on, or considering, smaller standalone dwellings, you now have the option to offer clients the added confidence of a Halo Guarantee. 

Because these builds sit outside the usual consent process, they are assessed more carefully and require approval before cover can be offered.

Who can apply 

To be considered, you’ll need to demonstrate a strong track record, including: 

  • At least two years as an NZCB member 
  • Experience delivering similar projects 
  • Proven ability to manage builds end-to-end 
  • A solid business credit profile 
  • A positive NZCB complaints history
     

What’s required for the application 

Applications follow the standard Halo process, with a few additional expectations. 

You’ll need to provide: 

  • Full project documentation including plans, contract, and PIM 
  • Use of NZCB contracts 
  • A clear breakdown of who is responsible for design, engineering, and site works 
  • A complete list of subcontractors and suppliers 
  • Evidence of insurance cover (contract works and public liability) 
  • All completion documentation before the policy can be issued
     

Premium adjustment 

A 50% premium increase applies to reflect the added risk associated with unconsented builds. 

For example, if a standard guarantee costs $630 then it would be $945 for this type of guarantee to be taken out on a granny flat.
